Do you look in the loft when you view a property with an estate agent?

In the very rare cases, some homebuyers may get to look in the loft. Even if they do, will they know what to look for or what is an issue even when staring at them in the face?

The roof structure goes without saying to be a crucial element to any property. The external roof covering can often reveal obvious issues, but many roofs can be deceptive and reveal hidden nasties even when the external appearance is good.

Alterations, damage, decay, and so on are just some of the issues often found. Comments are made as to whether the loft is suitably insulated, ventilated, and not exposed to next door’s property where there must be a fire separation, among other issues.

Do not forget about things that pass through the loft – chimneys, pipework, ducting, soil vent pipes and so on!

Do not chance it when buying a property, and ensure you commission a survey.

A lack of ventilation in this case has led to the visible mould to the membrane behind the roof tiles. This can lead to issues with decay of the roof timbers, as well as allowing for the insulation below to become soaked from dripping condensation.

 

Many mortgage lenders do not deem a property that has had spray foam applied to be suitable for secured lending. Spray foam has become a prevalent issue in recent years and has been found to cause decay to the roof structure. A client would most certainly want to be aware of this!

 

We followed the ‘trail of suspicion’, and yes that is part of the chimney that has been removed and propped up by bits of wood! Removed chimney breasts raise suspicion, but checking in the loft is paramount!
