Is your loft room compliant?

Often marketed as another room, loft rooms can be an issue we find and must report on accordingly.

Issues such as steep staircases are often found, if there is even a permanent staircase at all!

What about the roof structure itself, have essential timbers been cut to open up to the stairs or to add a Velux window!?

What about the means of escape? Is this now a three-storey dwelling and has fire rated doors now been installed?

Loft rooms are inspected and suitably commented on to ensure you are aware of the risks posed, and the potential lack of building regulations which may hinder you when it comes to the resale of the property in the future!

A very steep ladder to enter this loft was noted, with wide gaps between the guarding that is most certainly not going to prevent a child from falling!

 

Safe to say that a trap door is not suitable for a loft room! Would not like to think about walking in this area with that door open…
