Eastern Surveyors have a wealth of experience and knowledge when it comes to new-build snagging.
We have experience within the company of carrying out over 1,200 new-build snagging surveys for both private customers and large developers. This is more than many specific snagging companies, let alone other surveying firms that aim to offer snagging an addition to their services. We have CSCS cards and are used to working on new-build sites. We have experience in applied building thermography (thermal imaging), as well as using borescopes to inspect the presence (or lack of!) cavity wall insulation.
Snagging issues can range from minor cosmetic defects, to more serious issues that urgently need addressing. We tailor our reports to ensure they are easy for the developer to pick them up and delegate to the relevant trades, as ultimately they are the end-user of the reports provided. We aim to keep the reports concise where possible, however over 100+ snags is sadly all too common. Our inspections ensure you are aware of all of the issues present with your property before the end of your 2 year ‘snagging period’ in which developers will rectify issues caused by them.
Many developers want to receive such snagging lists as soon as possible, and it is often beneficial to do so when considering possible arguments over damage caused by the occupier rather than the developer, including issues such as scratched glazing and plumbing leaks.
We work to ‘tolerances’ and provide these and relevant Building Regulations documentation where necessary, to help support you in your understanding as well as justification for wanting to get a particular snag resolved.
We carry out both Pre-Completion Inspections (PCI’s), as well as inspections post-completion which is more common. PCI’s have been a hot topic in very recent times, whereby we work to the NHQB (New Homes Quality Board) guidance. Developers can allow us in to inspect your property with adequate notice prior to you moving in. This can be beneficial, as the developer can resolve issues before you move in, and there is no argument as to who was responsible for any defects present.
Our PCI reports are turned around within 24 hours, and our post-completion reports within 48 hours.
